Summer Residence

Rent starts at $1,250/month for current TMU students, and $1,350/month for any students enrolled in a post-secondary institution and participating a summer co-op/internship - this price includes internet, hydro, and all utilities!

Lease from May 4th to August 17th, 2024. A minimum of two months tenancy is required for all housing applications. Students staying for the full term (May to August) have priority placement.

Summer Residence for Toronto Met Students

The TMU Summer Residence program is available at the International Living/Learning Center (ILC) and Pitman Hall (PIT) from May 4 to August 17, 2024 for current TMU students staying a minimum of two months.

The International Living/Learning Centre (ILC) Residence

Room Type: Single Room with Private Washroom
Average Room Size: 17m2 / 183 ft2

All bedrooms are private and have an en suite bathroom. Every floor has a common lounge with a shared kitchen. Microwaves are supplied in common areas on every floor. Microwaves, kettles, grills, and other types of cooking equipment are prohibited in individual bedrooms, but can be used in the common floor kitchen. Cooking equipment, dishware and utensils are not provided. 

Pitman Hall (PIT)

Room Type: Single Room in 4/5 Bedroom Apartment with Shared Washroom
Average Room Size: 11m2 / 118ft2

Apartment rooms have four or five students sharing one to two three-piece baths, a kitchen and a lounge. Each student has their own room. Every floor has a common lounge as well.  Microwaves are supplied in common areas on every floor, but are otherwise only allowed in the kitchens of the Pitman Apartment room styles.  Microwaves, kettles, grills, and other types of cooking equipment are prohibited in individual bedrooms, but can be used in the apartment kitchen or in the common floor kitchen. Cooking equipment, dishware and utensils are not provided. 

The booking is for the room only and does not include linen, housekeeping services, parking, or meals.

The full term for the TMU Summer Residence program is from May 4 to August 17, 2024.

A $50 non-refundable application fee is due on MyServiceHub upon completing this application. Once you've made the payment, you will receive an offer of accommodation pending if spaces are available. The residence application and application fee is non-transferrable.

Room rent includes internet, hydro and all utilities.

The rental period is from the first day to the last day of the month. Prorated rent is not available. 

  • A $50 non-refundable application fee is due on MyServiceHub upon completing this application. 
  • First Month's rent is due by April 1, 2024 for all applications received prior to April 1, 2024 regardless of when the tenancy will begin. The First Month’s rent for all applications received after April 1, 2024 is due one week (7 days) after the offer of accommodations has been issued.
  • The subsequent rent will be due on the 1st day of every month on MyServiceHub.
  • A $50 late fee applies if rent is overdue for 5 days.

  2. Application Fee
    An application fee of $50 is due on MyServiceHub upon application. 
    The application is considered complete only if the application fee is paid within one week. Instructions on making payment to MyServiceHub

  3. Offer of Accommodation
    Once application fee is received, students will receive an offer of accommodation pending if spaces are available.

We understand that circumstances arise that might make you consider withdrawing from residence.  

There are different cancellations/withdrawal fees depending on the time a student chooses to cancel/withdraw.

  • Application Cancellations prior to April 1, 2024 - students will forfeit the $50 non-refundable application fee.
  • Residence Withdrawal between April 1, 2024 and May 4, 2024 - students are subject to the $400 withdrawal fee.
  • Residence Withdrawals (in the first three days of the month) - students are subject to the $400 withdrawal fee and rent for any previous months lived in residence - not including the current month.
  • Residence Withdrawals (after the third day of the month) - students are subject to the $400 withdrawal fee, the current month's rent, and rent for any previous months lived in residence.

It is important that you read the Residence Agreement carefully. It contains information about your rights and obligations, as well as limitations and exclusions that may apply to your tenancy in residence. By moving into your summer residence room, you agree to be bound by and become a party to this agreement.

Community Standards

The Residence Community Standards set out clear expectations of acceptable behaviour within the residence community and the consequences for behaviour that is contrary to these expectations.

Residents will be allowed to sign in up to a maximum of (2) guests per day. A guest cannot be signed in more than three (3) nights in a row and cannot be signed in more than nine (9) nights per month. A resident’s guest privileges may be revoked at the discretion of Housing & Residence Life. A guest can be asked by an employee of Housing & Residence Life to leave the residence at any time.

Students who have concerns about the guest policy are encouraged to connect with the Housing office.

Co-op Housing for Co-op Students

The TMU Co-op Housing program is available at the International Living/Learning Center (ILC) from May 4 to August 17, 2024 for current students at a post-secondary institution with a confirmed co-op placement staying a minimum of two months.

The International Living Learning residence is an 11-storey, former hotel built in 1987 and can accommodate 256 residence students in its extra-large rooms. Every floor has a common lounge with a shared kitchen. Cooking equipment, dishware and utensils are not provided. Microwaves, kettles, grills, and other types of cooking equipment are prohibited in individual bedrooms, but can be used in the common floor kitchen.
